Terms of service
These terms are the agreement between your business and Bolted LLC, a Delaware limited liability company ("LensRE", "we", "us"), for the use of LensRE: the app at app.lensre.com, the listing sites and originals pages it publishes, and lensre.com. The Privacy policy and our Data processing agreement (section 13) are part of them.
1. Who can use LensRE
LensRE is for real-estate professionals and businesses: agents, brokerages, photographers and others who market property for work. You use it for your trade, business or profession, not as a consumer. If you accept these terms for a company, you confirm that you may bind it, and "you" means that company.
You must be at least 18 and able to enter into a contract where you are based.
Because LensRE is offered only to professionals, the rules that protect consumers, such as the right to withdraw from a distance contract within 14 days, don't apply to it.
2. Your account
You sign in with a link we email to you; the first link creates your account. Anyone who can open your email can sign in to LensRE as you, so keep your inbox secure, and tell us at once if you think someone else has signed in.
An account is for one business. Keep its email address current (Account → Email): sign-in links, notices about your plan and changes to these terms go there.
The demo is for trying LensRE. It shows ready-made results, never runs the real engines, sends no email, and each demo workspace is deleted 7 days after it was last used. Don't use it for real listings.
3. Plans and prices
- All-in: $69 a month, or $690 a year. It includes 120 edits a month, 5 new listings a month and a listing site for each listing. On the yearly plan, you get 120 edits each month from your billing date, not 1,440 at once.
- Own AI: $29 a month. Relights run on your own OpenAI API account (section 9). It includes 10 backup relights a month on LensRE's engine and 5 new listings a month, each with its site.
- Top-ups, on All-in: 25 more edits for $15, valid for 12 months from purchase.
Prices are in US dollars and exclude taxes (section 5). The plans page in the app shows the price you'll pay before you pay it.
Launch offer: while it runs, a new subscription gets 25% off its first 12 months. All-in monthly is $51.75 for the first 12 monthly invoices, then $69; All-in yearly is $517.50 for the first year, then $690; Own AI is $21.75 for the first 12 monthly invoices, then $29. Top-ups are never discounted. A subscription takes one discount: a promotion code we give you replaces the launch offer. A subscription that has the offer keeps it for its 12 months even if the offer ends for new ones. If you switch from monthly to yearly while the discount runs, what is left of it applies to your first yearly invoice.
We may change our prices. A new price applies to your plan only from a renewal at least 30 days after we have told you about it by email.
4. How edits and listings are counted
- An edit is one relight (a new light on one photo) or, once Clean is available, one clean (section 8). It counts once, when it is ready: when a result reaches you, including the light-only result our checks fall back to. Retries inside one edit don't count again. A photo cleaned and then relit counts as two edits.
- An edit that fails, is refused, is cancelled or times out doesn't count. When you start one, we set one edit aside from what you have left, and give it back if it doesn't succeed.
- Downloads are free and unlimited, at every size. The sample listing and the demo never count.
- Each allowance month starts on your billing date. Unused plan edits end with their month; top-up edits last 12 months.
- A new listing counts when you create it, and deleting it doesn't give its place back. The limit only stops new listings: older listings and their sites stay live and editable, and you can always add photos to a listing you have.
- On Own AI, relights on your own key don't count; backup relights do.
To protect LensRE and keep its costs predictable, we also limit how many edits can run at once and in a day, and how much AI work one account can use in a day. When you reach a limit, the app says so and tells you when it resets.
5. Payment, taxes and renewal
Payments are handled by Stripe. When you subscribe, you authorise us, through Stripe, to charge your payment method for each period and for each top-up you buy. We never see your full card number.
Subscriptions renew automatically at the end of each month or year, at your plan's price at that time, until you cancel.
Taxes: Stripe calculates the VAT or sales tax that applies to you from your billing address and tax ID, and adds it to the price. If you are a business in the EU, Romania included, and give a valid VAT number, the reverse charge applies. Invoices are issued through Stripe and stay available in Account → Manage billing.
If a payment fails, Stripe tries again and emails you. You keep full use for 7 days after the paid period; after that, new edits and publishing pause until the payment goes through, and your listings, photos and downloads stay available.
You can switch plans in Account → Manage billing. The switch takes effect at once and Stripe charges or credits the difference for the rest of the period. Moving to a plan with more edits tops up the current month; moving to one with fewer keeps what you have left this month.
6. Cancelling, refunds and what happens after
You can cancel at any time in Account → Manage billing. Your plan then runs to the end of the period you have paid for and doesn't renew.
We don't refund periods already paid for, partly used periods, unused edits or top-ups, except where these terms or the law say otherwise. We may refund at our discretion; a refunded top-up loses the edits left on it.
After your plan ends:
- for 12 months you can still sign in, see and download every listing and photo for free, and keep your top-up edits for a new plan; your originals pages keep working, so the disclosure links in your published listings stay valid;
- you can't make new edits or publish sites;
- your live listing sites stay online for 30 days, then go offline; they come back if you subscribe again;
- 365 days after your plan ends, your workspace and everything in it are deleted for good.
Deleting your account (Account → Delete account) cancels your plan at once, without a refund, and deletes your listings, photos and sites straight away. Stripe keeps your invoices, as accounting law requires.
7. Using LensRE honestly
LensRE shows a property in another light. It must never be used to mislead buyers. You are responsible for every photo, site and word you publish, and you agree to:
- keep your listings truthful: don't use a relight or any other edit to hide damage, defects or permanent features (power lines, a neighbouring building, a road), or to show something that isn't there;
- follow the rules of every MLS, portal and authority where you publish, including their rules on edited photos and on how an edit must be disclosed;
- keep the disclosure LensRE adds: don't crop, cover or remove the "Digitally altered" label, the description line or the file's metadata from an edited photo you publish, and keep the link to its originals page where your MLS or the law asks for it;
- if you turn the disclosure off for a download, disclose the edit yourself, in the form your MLS and the law require (LensRE keeps a record of each download made with the disclosure off);
- upload only photos you own or have the right to use, edit and publish (under your photographer's licence, for example), with the consent the law requires from the property's owner or occupant and from anyone who can be identified in them;
- follow fair housing and anti-discrimination law in your sites' text and in how you treat buyers;
- handle buyers' messages lawfully (section 10).
You also agree not to:
- upload anything unlawful, or anything that infringes someone else's rights;
- get around LensRE's limits, its checks or its disclosure;
- copy, scrape, resell or reverse engineer LensRE, or overload it;
- use it by automated means other than those we provide;
- use it to send spam or to collect people's data without a lawful basis.
If content or a site breaks these rules or the law, we may remove it, take the site offline or suspend your account (section 15). We'll tell you why, unless the law or someone's safety prevents it.
8. Disclosure of edited photos, and Clean
Every photo LensRE edits is marked: its file carries metadata saying it was edited, and LensRE keeps the original. The originals page pairs each edited photo you've downloaded or posted with the photo as it was taken, and every edited file comes with a description line that links to it. LensRE also shows a "Digitally altered" label on the photo by default where it knows a rule asks for one: a listing in California, or an MLS that requires the label on the image. Elsewhere the label is off by default, and you can turn it on for any photo or for all of them (Account). You are responsible for any disclosure your market or your MLS requires.
You choose where you list in the app (Account → Where you list), and LensRE shapes the disclosure to that choice. Check that it matches your MLS's current rules: they change, and you remain responsible for meeting them.
Clean, coming soon, will remove movable, temporary things from a photo: bins, hoses, ladders, boxes, toys, a car on the drive. It will never remove permanent features, fixtures, damage or wear, the view, neighbouring buildings, utility lines or plants. Every cleaned photo will be disclosed and paired with its original, as relights are, and the rules in section 7 apply to it: remove only what a buyer won't find there on the day of a viewing.
9. The Own AI plan
On Own AI you connect an API key from your own OpenAI API account, which bills per use. A ChatGPT, Claude or Gemini subscription can't be used.
OpenAI bills relights on your key to your account, under your agreement with OpenAI and its usage policies, including the takes our checks throw away. OpenAI's charges are between you and OpenAI: we don't control them and don't refund them.
We store your key encrypted and use it only to run your relights. You can disconnect it at any time in Account; deleting your account deletes it.
You are responsible for your OpenAI account: its credit, its limits and any verification OpenAI asks for. If your key stops working, you can use your backup relights.
10. Listing sites, domains and buyers' messages
Each listing can have a site at lensre.site or on a domain you own. You decide what it says and when it is published; publishing needs an active plan. Sites stay online while your plan is active and for 30 days after it ends.
To use your own domain, you must own it or be allowed to use it, and keep its registration and the DNS records we ask for in place. We obtain its certificate through Cloudflare. If the records change or the domain lapses, the site stops working there.
Your sites carry the details you give about yourself and your brokerage. You are responsible for including what your licence, your MLS and the law require (licence numbers, your brokerage's name, equal housing notices).
Messages buyers send through your site's form go to the email addresses you set. You are the controller of those messages and of the buyers' personal data in them; LensRE processes them for you under the Data processing agreement. Use them only to answer the buyer and as the law allows, and answer buyers' requests about their data. Under each form, a short notice tells buyers that their message goes to you and links to how LensRE handles it.
Spam checks and the sorting of messages are automatic and can be wrong. A message the sorting takes for a vendor's pitch isn't emailed to you at once: it comes, with its words, in a digest email at 8:00 in the morning, your time; one it takes for spam comes in Monday's digest. “Not spam” in the digest opens it, with a button that sends it to you as a normal message. A message our spam checks stop on the form (a bot, a message stuffed with links) is neither kept nor sent.
11. What AI can and can't promise
LensRE's results are made by AI image models and checked automatically: geometry checks, object counts, a vision model's description of what changed, and Jev's classification of those changes. The checks are built to throw away any result that changes the property, but no check is perfect.
So we don't promise that every result is accurate, unchanged beyond its light, or accepted by every MLS or portal. Review every photo against its original before you use it; the app's press-to-compare is there for that.
Suggestions, such as the light we suggest, warnings about a photo, a site's layout and its text checks, and the tags on buyers' messages, are automated and can be wrong. They don't replace your judgement.
AI results can resemble results made for others, and the law may not grant copyright in content generated by AI.
12. Your content and ours
You keep all the rights you have in your photos, listings, sites and edited versions.
You give us a non-exclusive, worldwide, royalty-free licence to store, copy, process, adapt (relight, resize, encode) and display your content, and to publish it where you choose (your sites and originals pages), only to provide LensRE to you, and for as long as we keep it under these terms. This includes sending it to our subprocessors for those purposes.
We don't use your content to train AI models, and we don't use it in our own marketing without your written permission.
LensRE itself, meaning the software, the app, the listing-site designs, our prompts and checks, and the LensRE name and marks, belongs to us or our licensors. We give you a limited, non-exclusive, non-transferable right to use LensRE for your business while your account exists. The designs and code of listing sites are licensed for use through LensRE only.
If you send us ideas or feedback, we may use them without owing you anything.
13. Personal data
How we handle personal data as a controller is in our Privacy policy.
For the personal data in your photos, listings, sites and buyers' messages, we are your processor. Our Data processing agreement (DPA) forms part of these terms and applies automatically; we'll send you a copy signed by us on request at hello@lensre.com. The providers who help us are listed on the subprocessors page.
You can download your data at any time (Account → Download your data).
14. Availability and changes to LensRE
We work to keep LensRE available and your data safe, but we can't promise that it will always be available, uninterrupted or free of errors. It needs maintenance, and it depends on providers (Cloudflare, OpenAI and others) whose outages can stop parts of it.
LensRE will change as we improve it, and features marked as in development may change or end. If we remove a feature that is a main part of your paid plan, we'll tell you at least 30 days before, and you may cancel and get a refund for the rest of the period you have paid for.
15. Suspension and ending these terms
You can stop using LensRE at any time by cancelling your plan or deleting your account (section 6).
We may suspend or end your access, with notice where that is reasonable, if you seriously or repeatedly break these terms, don't pay, use LensRE in a way that risks harm to others, to LensRE or to its providers, or if the law requires it. If we end your account for any other reason, we'll give you 30 days' notice and refund what you have paid for the period after it ends.
Sections 6, 12, 16, 17 and 18, and anything you owe us, survive the end of these terms.
16. Warranties
LensRE is provided "as is" and "as available". To the extent the law allows, we give no warranties beyond those in these terms, express or implied, including that LensRE is fit for a particular purpose or that its results will meet your requirements or your MLS's.
You warrant that you have the rights and consents described in section 7 for everything you upload and publish.
17. Liability
Nothing in these terms limits or excludes liability that the law doesn't allow to be limited or excluded, such as liability for harm caused intentionally or by gross negligence, or for death or personal injury.
Otherwise, neither party is liable for indirect or consequential loss, or for lost profits, revenue, business, opportunity or a sale. We aren't liable for fines, sanctions or claims that arise from what you publish, including a listing that misleads or an edit not disclosed as your MLS or the law requires.
Our total liability arising from or relating to LensRE in any 12 months is limited to the fees you paid us in the 12 months before the event that gave rise to it, excluding taxes.
You will compensate us for third-party claims, fines and reasonable costs that arise from your content, your listings and sites, your handling of buyers' data, or your breach of these terms or of the law.
18. Governing law and disputes
These terms, and any dispute about them or about LensRE, are governed by the laws of the State of Delaware, USA, without regard to its conflict-of-laws rules. The UN Convention on Contracts for the International Sale of Goods doesn't apply.
Before going to court, write to us at hello@lensre.com: most problems can be solved that way. If a dispute isn't solved within 30 days, the state or federal courts located in Delaware decide it, and you and we submit to their jurisdiction.
This choice of law and courts doesn't take away protections that the law of the country where you are based gives you and that a contract can't exclude: they still apply where that law requires it.
19. Changes to these terms
We may update these terms. For a change that affects you materially, we'll email you at least 30 days before it takes effect; other changes, such as corrections or changes the law requires, take effect when they are published. The date at the top shows the version in force. If you don't agree to a change, you may cancel before it takes effect; if you keep using LensRE after that, the new terms apply.
20. General
- These terms, the Privacy policy and the DPA are the whole agreement between you and us about LensRE.
- You may not transfer your account or these terms without our written consent. We may transfer them to a company that takes over LensRE, and will tell you if we do.
- Neither party is responsible for a failure to perform caused by events beyond its reasonable control.
- If a provision is found invalid, the rest stays in force. Not enforcing a right doesn't waive it.
- We send notices to your account's email address; send yours to the address below.
- These terms are published in English and Romanian. If the two differ, the English version prevails, unless the law requires otherwise.
